ClarkDietrich Takes Anchor Office Lease at Cincinnati Mixed-Use Project

ClarkDietrich, a manufacturer of cold-formed steel framing products and systems, has committed to a 32,558-square-foot office lease at Montgomery Quarter, a mixed-use development at 9260 Montgomery Road in Cincinnati's northeastern suburbs, according to Connect CRE. The lease fills nearly three-quarters of a new office building at the project, making ClarkDietrich the anchor tenant.
John Schenk, senior vice president at Colliers Cincinnati, and Matt Smyth, vice president, represented ClarkDietrich through site selection and lease negotiation. "This transaction demonstrates that well-located, high-quality office space continues to attract tenants making long-term commitments in the Cincinnati market," Schenk said.
ClarkDietrich plans to relocate approximately 90 employees to the space, with occupancy targeted for October 2027. The Montgomery Road corridor location gives the company access to retail and dining, structured parking, and a workplace designed around employee collaboration.
For the Cincinnati commercial office market, the deal carries a few signals worth tracking. A single-tenant anchor absorbing nearly three-quarters of a new building before it opens is the kind of pre-commitment that justifies speculative suburban office construction, and it is not common in a cycle where many markets have seen developers pull back from office starts entirely. The fact that ClarkDietrich is a manufacturing company relocating a corporate office function, rather than a professional services firm, also broadens the picture of who is actually leasing suburban Cincinnati office space right now.
What the reporting does not establish is the lease term, the rental rate, or whether any tenant improvement allowance was involved.
