Kyle Technology Park opens its first 75,000 sq ft of flex industrial space in Central Texas

Cadence McShane Construction Company has delivered Phase I of Kyle Technology Park, a three-building warehouse development in Kyle, Texas, built for TIG Real Estate Services, Inc., according to REJournals. The three buildings together total 75,000 square feet, with each structure spanning 25,000 square feet and offering a clear height of 35 feet. The project is designed for multi-tenant occupancy across warehouse and flex-industrial uses.

The site sits on 41 acres at the intersection of FM 1626 and Plum Creek Meadows, a location REJournals describes as providing access to Interstate 35, Austin-Bergstrom International Airport, West Austin, and San Antonio. Cadence McShane also completed site infrastructure work covering earthwork, utility installation, drainage improvements, and a new crossover road.

Phase I is the first delivery in a larger master-planned business park. At full buildout, the development is intended to accommodate office, industrial, showroom, and build-to-suit users, with a target of up to 11 buildings totaling approximately 300,000 square feet, per REJournals.

Kyle sits in Hays County, one of the fastest-growing counties in the United States by population over the past decade, and the I-35 corridor between Austin and San Antonio has drawn consistent industrial demand as e-commerce and regional distribution networks push south from the Austin core. The 35-foot clear height and multi-tenant floor plates signal that TIG Real Estate Services is positioning this park for small- to mid-bay users, a segment that has seen tight availability in many Sun Belt submarkets as larger bulk distribution facilities absorbed most of the new supply.

What the REJournals report does not establish is the current leasing status of Phase I, the timeline for subsequent phases, or whether any anchor tenants are already committed. Those details would materially change the risk profile for anyone watching this park as a market signal. The gap between 75,000 square feet delivered and a 300,000-square-foot buildout target is substantial, and how quickly TIG Real Estate Services moves to subsequent phases will depend on how Phase I absorbs. That absorption rate, more than the delivery itself, is the number worth tracking in this submarket.
