Partners Development Starts First Phase of Eight-Building Industrial Park Near San Antonio

REJournals reports that Partners Development, the development arm of Partners Real Estate, has started construction on Phase I of Seguin Commerce Park, an eight-building industrial project located at the intersection of N Heideke Street and Freeport Way in Seguin, Texas.

What is being built

The full park spans 234,600 square feet across eight buildings ranging from 17,000 to 40,000 square feet. Phase I covers two 40,000-square-foot buildings at 1781 and 1775 N Heideke Street, with delivery targeted for May 2027. Partners Real Estate brokers Stan Nowak, Andrew Alizzi, Colten Courtney and John Colglazier are marketing the buildings for sale or lease.

The buildings are designed for light manufacturing and distribution users. Features include 25-foot clear heights, crane-ready bays in Buildings 1 through 6 with 20-foot hook heights, grade-level doors with the option to add dock-high loading, and 800-amp power. Each unit includes a finished office of roughly 1,600 square feet or a build-to-suit alternative. Later phases can be combined to serve larger occupiers: according to REJournals, buildings in Phases II and III are configurable for "build-to-suit requirements of up to ±140,000 sq. ft."

Why Seguin

The site sits at the midpoint between San Antonio and Austin, with access to IH-10, SH-123 and SH-46. The location is deliberate. Seguin's population grew 28.4% between 2020 and 2024, and close to 18% of its workforce is employed in manufacturing. Anchor employers include Caterpillar, Vitesco Technologies, CMC Steel Texas, Tyson Foods and Niagara Bottling.

The groundbreaking was held alongside the Seguin Economic Development Corporation. Partners Development acquired the roughly 20-acre site in February 2025, making this a 20-month turn from land purchase to construction start.

Seguin Commerce Park is not arriving into a quiet market. Ranch Hand has a 400,000-square-foot manufacturing facility planned in the city, and KTH Parts Industries has announced a $127 million automotive manufacturing facility there as well.

What it means

The corridor between San Antonio and Austin has drawn consistent industrial attention as both cities push outward and land costs inside their metro cores rise. Seguin sits in that gap with an established manufacturing base, which reduces the speculative risk on a project like this: the demand signal is already in the workforce numbers, not just in a developer's projection.

The crane-ready specification across six of the eight buildings is a deliberate signal toward precision manufacturing and automotive supply chain users, the same industries already operating in the city. Whether the May 2027 delivery timeline holds and how quickly Phase I leases up will be the first real test of how deep that demand actually runs.
