Woolworth Building's Highest Two-Bedroom Lists at $5.79M in Tribeca

A 41st-floor condominium in the Woolworth Building's residential conversion has returned to market at $5.79 million, Realtor.com reported. The 2,548-square-foot unit is listed as the highest-floor two-bedroom in the building, with 2.5 bathrooms and views across Manhattan.

Listing agent Philip McCarthy of Sotheby's International Realty told Realtor.com that the current owners made cosmetic and design upgrades including wallpaper, paint, and closet and storage improvements. The unit features 11-foot ceilings, solid oak herringbone floors, a 522-square-foot great room, and a kitchen with custom Dada cabinetry, Calacatta caldia marble countertops, and Miele appliances. The primary suite sits in a corner position with a walk-in closet, steam shower, soaking tub, and double vanity. The second bedroom has its own walk-in closet and en suite bathroom.

The Woolworth Tower Residences comprise 33 units in the 792-foot neo-Gothic tower, which was completed in 1913 and is now a National Historic Landmark. Building amenities include a fitness studio, pool, hot tub, sauna, lounge, wine cellar, tasting room, bike room, and on-site parking, along with a residents-only lobby.

At roughly $2,272 per square foot, the ask sits firmly in Manhattan's upper-luxury tier. The building's small unit count, 33 residences in a 110-year-old landmark, means comparable sales are rare and pricing benchmarks are thin. That scarcity cuts both ways: it supports premium pricing but also limits the pool of buyers who can underwrite the value with confidence.

Realtor.com also noted that the Woolworth Mansion, a separate property commissioned by Frank W. Woolworth and described as Manhattan's largest private residence at 20,000 square feet, sold in October 2025 after a series of price reductions. The final sale price was not disclosed; the property was last offered at $49.95 million.

What the Realtor.com report does not establish is how long the unit was previously on the market, what it last traded for, or how the current ask compares to prior list prices. Those figures would be the clearest signal of whether the sellers are testing the market or pricing to move.
